Thrive Fayetteville is a 45-unit Class-A community located in Fayetteville, Arkansas. This community was acquired directly from its developer in an off-market transaction prior to the completion of construction. As the construction was completed, we successfully managed a lease-up of the community. Being the newest community in an undersupplied market, these apartments leased-up quicker than expected and at rents greater than our pro forma. This asset was acquired in July 2022 and is now stable.
