Bridges of Cypress Creek, a 314-unit class-B apartment community located in Houston, just south of the Woodlands, was acquired in February 2014. Despite the attractive location and high occupancy levels within the submarket, the property suffered from deferred maintenance including 100 down units, poor management and exterior disrepair. Tradewind has fully renovated the Property including new Hardi Plank siding, remodeled clubhouse, re-amenitization of common areas and converting the down units to upgraded units with luxury finishings. Renovation has been completed allowing occupancy to increase to stabilized levels and increase rents ~40%. A refinance in August 2015 returned ~40% of the initial equity. The asset was sold in July 2017.
